DAMAC delivers 50,000 homes with 55,000 more in the pipeline across Dubai
Lagoons leads this year’s handover programme with 6,300 homes planned
DUBAI – DAMAC Properties has handed over more than 50,000 homes as the Dubai-based developer steps up construction activity across its residential portfolio.
The company has awarded more than Dh10 billion in construction contracts during the first half of 2026, supporting its plans to deliver more than 8,800 residential units this year. The handovers are spread across major communities including DAMAC Lagoons, DAMAC Hills, DAMAC Hills 2, Chic Tower and Elegance Tower.
The milestone comes as Dubai’s residential delivery pipeline continues to expand, with developers facing growing demand for construction capacity and timely project completion. DAMAC said it has more than 55,000 units and over 100 million square feet of project area in planning and development, forming the basis of its next phase of deliveries.
Delivery drive
DAMAC Managing Director Amira Sajwani said the company was strengthening its delivery platform through construction awards and continued project execution. More than Dh10 billion worth of construction contracts were awarded during H1 2026 as the developer sought to maintain progress across its portfolio and meet commitments to customers.
Chief Project Officer Mohammad Tahaineh said the next 55,000-plus homes would require close control throughout procurement, construction and delivery. DAMAC's programme management tracks procurement, quality, contractor performance and site productivity, while risks are monitored to minimise their impact on delivery schedules.
The developer said construction had continued throughout 2026 despite pressures on global supply chains. Strategic contractor appointments, early procurement, bulk sourcing and technology-enabled project monitoring are being used to support construction and handover targets.
The wider Dubai market is also seeing a sharp rise in completed homes. Nearly 25,000 new homes were completed in the first half of 2026, a 36 per cent increase from the same period last year, according to Cushman & Wakefield Core research. More than 13,200 units were delivered in Dubai during Q2 alone, while around 32,000 additional units are expected during the second half of the year.
Major communities
DAMAC Lagoons represents the largest share of the developer's 2026 handover programme, with approximately 6,300 homes targeted for completion. This compares with around 513 homes handed over at the community in 2025.
Infrastructure, landscaping and associated works at DAMAC Lagoons have surpassed 80 per cent completion. The development includes approximately 177,000 square metres of water bodies, equivalent to around 141 Olympic-sized swimming pools. These are being commissioned in phases alongside residential and infrastructure works.
At DAMAC Hills, approximately 85 per cent of the community has been completed and handed over. An active portfolio worth approximately Dh3 billion remains across villas and towers, with dozens of luxury residences at Cavalli Estates and Utopia scheduled for handover during 2026.
DAMAC Hills 2 is also a major part of the delivery programme, with more than 1,500 villas due to be handed over this year. The 55 million-square-foot community currently has around 11,000 completed homes.
Next phase
The handover programme also extends into Dubai's high-rise developments, with DAMAC progressing deliveries at Chic Tower in Business Bay and Elegance Tower in Downtown Dubai.
The company said monthly quality and safety assessments are being carried out to measure project and contractor performance against defined benchmarks. These checks are supported by site inspections and corrective action plans where required.
With more than 55,000 units and over 100 million square feet of project area in planning and development, DAMAC is focusing on completing its targeted 8,800-plus handovers during 2026 while mobilising newly awarded construction packages. The newly commissioned works are expected to form the foundation for further deliveries from 2027 onwards.
